Renovation aid for sustainable, socially responsible housing
The Metropole and operator Urbanis support homeowners in their renovation projects free of charge, offering technical advice, an energy diagnosis, a search for financial aid, and personalized follow-up.
In 2022, 367 homes were renovated, with €7.7 million worth of work subsidized.

I am an owner-occupier
You own and live in an apartment or house.
Work is needed to make your home comfortable and healthy because your home is in poor condition, difficult to heat or poorly adapted to your disability.
You may also want to anticipate work needed to age comfortably in your own home.
What are the conditions to be met regarding your situation and your home?
- You do not exceed a nationally fixed level of resources
- Your home is more than 15 years old (this condition does not apply to MaPrimeAdapt' applications)
- You undertake to live in your home as your principal residence for at least 3 years after the work is completed

These amounts are "revenus fiscaux de référence" (reference tax incomes) indicated on your tax form. They are updated at the beginning of each year and apply from January 1 of the current year.
For acquisition-improvement operations (acquisition less than 3 years old), Montpellier Méditerranée Métropole has introduced eligibility criteria taking into account a maximum acquisition price (including any real estate agency fees but excluding notary fees), set according to household composition.
I am a landlord
Aid is awarded to an owner who:
- Commits to renting for a period of 6 years and to charging a "moderate" level of rent compared to the market rent observed in the commune, in accordance the ANAH simulator
- Commits to renting as a principal residence,
- Commits to renting to tenants meeting certain income criteria
Tax benefits for the landlord:
Expenditure on works is deductible from property income.
- The "Loc' Avantages" scheme provides a tax deduction of up to 65% for 6 years.
- You can also take advantage of a number of ways to secure rental income, including through rental intermediation.
- Rental intermediation consists in entrusting the management of your home to a social real estate agency or an approved association.
- Additional bonuses are provided by "Loc'Avantages" for homes rented under a rental intermediation management mandate.
I'm a tenant
If your co-ownership has an energy renovation project or a rehabilitation work project, following technical and/or financial problems, it can benefit from syndicate aid under certain conditions.
All co-owners, whether occupants or lessors, benefit for their share, with no resources or rent conditions.
The application for assistance must be made by the legal representative of your co-ownership.
Which co-ownerships are eligible?
- Co-ownerships built more than 15 years ago
- Co-ownerships composed mainly of principal residences (75% minimum)
Who decides on subsidies?
The decision to award a grant is made by the President of Montpellier Méditerranée Métropole in accordance with the grant regulations in force.
The local housing improvement commission (CLAH) may also be consulted for an opinion on certain files.
